Northwest Philadelphia is running a two-speed housing market in the summer of 2026. July closings across the nine communities I cover slowed to 136, per Bright MLS, while the five Philadelphia zip codes put 84 homes under contract, tying the busiest pending month of the past year. Half of the second quarter's 435 closings went under contract within eight days of listing; the rest waited out weeks or months. The latest month: July 2026
A total of 136 homes closed in July across the nine communities, per Bright MLS. One caution applies to everything below: a monthly median moves with the mix of what sold, and in a town with ten closings a single unusual sale can swing it.

Roxborough did the volume again, with 49 closings, more than double the next busiest community, at a median inside the band it has held all year. Chestnut Hill had a luxury-heavy month: 11 closings at a $1,250,000 median, the most there since December. Mt. Airy closed 20 homes at $399,900 while putting 25 under agreement, its busiest pending month of the past year. Rates moved the other way from the headlines: the 30-year fixed mortgage averaged 6.66 percent at the end of July, per Freddie Mac, up from 6.58 the week before. The year so far
Two numbers frame 2026 to date. The nine communities closed 435 sales in the second quarter, and half of them went under contract within eight days of listing, per Bright MLS. At the same time, the five Philadelphia zip codes ended June with 328 active listings, about 18 percent more than a year earlier. More homes are for sale, and the well-priced ones are selling faster. That split, rather than any single average, is the story of this market, and I wrote about it at length in the post on the market agents keep calling weird.
Bright MLS's Q2 2026 Industry Watch report puts county-level context under those numbers. Montgomery County's median sale price was $495,000 on 1.8 months of supply, with sellers collecting 101 percent of original asking price on average. Philadelphia County's median was $300,000 on 4.3 months of supply, with sellers averaging 96.3 percent of original ask. Within the communities here, Oreland's 19075 collected 105.6 percent of original list in the second quarter, Glenside's 19038 ran 102.7 percent and Chestnut Hill's 19118 came in at 103.5 percent.
