This site collects very little about you. Here’s what it does collect, why, and what you may and may not do with what’s published here.

Analytics. I use Google Analytics and a Google Ads measurement tag to see which pages get read, how people found the site and roughly where they’re visiting from. Google sets cookies to do that and processes the data on its own servers under its own privacy policy. I see totals, not names. If you’d rather not be counted, Google’s opt-out browser add-on blocks it, and so does turning off cookies for this site.
The contact form. When you write to me through the contact page, I store your name, email address and message, your phone number if you give one, and what you said you’re interested in. I also store the IP address the message came from. The site passes the message to Formed, a form-delivery tool built by my web company, LetterBox Digital. Formed sends it on to my inbox. By sending the form, you agree that I may contact you about it and send occasional marketing email. Every marketing email has an unsubscribe link, and one click stops them. I don’t sell your information. Email me at [email protected] if you’d like me to delete what you sent or stop emailing you.
Cloudflare. Cloudflare sits in front of this site for speed and security, and the contact form uses its Turnstile check to keep bots out. Cloudflare and Turnstile can each set a cookie the check needs, and Cloudflare sees your IP address as traffic passes through.
Other services on some pages. Listing pages draw their maps from CARTO’s tile servers, and a few blog posts load a charting library from jsDelivr. Those servers see your IP address when the page loads. Fonts are served from this site, not from Google. The sites I link to, Zillow and Google among them, have their own policies, and I don’t control them.
Cookies set by the site itself. The site sets one cookie of its own, for a short time, after you submit the contact form so the confirmation message can show. It sets no others.
The words, photographs and graphics on this site are mine unless a credit says otherwise. Map outlines credit OpenStreetMap and OpenDataPhilly, and market figures name Bright MLS or whoever published them. Listing photos appear here because I own them, and each file carries a copyright notice in its metadata along with a visible mark in the corner.
You’re welcome to link to any page, and to quote a sentence or two with a link back. You may not copy, download, scrape or repost the photographs or text, or use them in your own listings, advertising or publications, without my written permission. Ask through the contact page.
