Manayunk moves slower than anywhere else in Northwest Philadelphia. The June average was 34 days, against 25 in Roxborough directly above it and 17 in Mt Airy. Twenty-one homes came to market and twelve closed. For a buyer that is good news: you generally have room to inspect properly, think, and negotiate, which is not true a few blocks uphill.
The June median was $418,950 with the middle half between roughly $329,900 and $622,050, and individual sales ran from $245,000 to $1,250,000. That spread is not random. Proximity to Main Street, how far up the hill you are, and whether the house has parking explain most of it, and all three are permanent features rather than things a renovation fixes.
The physical questions here are specific to the terrain. Retaining walls, drainage coming down the hillside, stair access to the front door, and where the house sits relative to the canal and river are all worth asking about directly. Add Philadelphia’s 4.578% transfer tax, about $9,590 to the buyer at the median, and you have the real cost of entry.

A couple of long-sitting listings pull it up every month while well-priced homes go quickly. I listed on Kingsley Street here in May and it was under agreement in three days. If you price to the top of your range expecting to negotiate down, this is the neighborhood where that strategy costs you the most time.
Presentation matters differently here than it does on the Hill. Buyers in this market are frequently first-time or second-time buyers doing the math on a rowhouse, and they notice deferred maintenance, parking and stairs far more than finishes. Fixing the things people ask about at the showing is usually a better return than upgrading a kitchen.

Roxborough closed 63 sales that month to Manayunk’s 12, so it has far more transaction depth. Manayunk also has a wider price spread and more variables per house, meaning parking, stairs and hill position, which narrows the buyer set for any given listing.
It depends entirely on where the property sits relative to the river and the canal, and it is a fair question to ask early rather than at inspection. Ask for the flood zone determination, check whether flood insurance is required by the lender, and get the seller’s disclosure on water intrusion history. Most of the neighborhood sits well up the hillside and this is not a factor. For the properties where it is, it affects both your insurance cost and your eventual resale.
More than most buyers expect and more than any single interior finish. Off-street parking on these streets is a permanent advantage that carries into resale, which is part of why June sales ranged from $245,000 to $1,250,000. When I price a Manayunk listing or evaluate one for a buyer, parking, hill position and proximity to Main Street come before square footage.
Manayunk is in Philadelphia, so the total is 4.578% and the buyer’s customary half is about 2.289%. At the June median of $418,950 that is roughly $9,590. Because Manayunk moves slower than the neighborhoods around it, there is often genuine room to negotiate the split, which is a lever worth using here more than in a faster market.
