East Falls climbs steeply from the Schuylkill, with rowhouses on the flatter blocks near the water and detached homes as the elevation rises. Grace Kelly grew up on Henry Avenue, and the Carnegie library branch on Midvale has been open since 1913.

Buyers

Working with buyers in East Falls.

East Falls is the most affordable way into Northwest Philadelphia with real housing variety. Its trailing-year median is the lowest of the Philadelphia neighborhoods I cover, at $360,000, and the July listed median of $385,000 buys a rowhouse, a twin or a modest detached house depending on which street you are standing on.

That variety is the catch. July’s closed median jumped to $588,500 across just ten sales, far above June’s $379,000, without the underlying market moving; the mix did that on its own. The neighborhood’s topography means two houses four blocks apart can be entirely different propositions. Comparable sales here need reading rather than averaging, and an appraisal can go sideways if the comps pulled do not match what you bought.

On cost, Philadelphia’s 4.578% transfer tax applies, so at the $385,000 July listed median the buyer’s customary half is about $8,800. That is meaningfully less than the same cost in Chestnut Hill, and it is worth factoring when you are comparing neighborhoods on monthly payment alone.

Sellers

Working with sellers in East Falls.

The July average was 25 days, and 23 homes came to market against 10 closings, so the shelf is getting more crowded. Well-priced East Falls homes still move; the ones that linger are usually priced off a comparable sale from a different part of the neighborhood.

Because the stock varies so much, the pricing work here is more involved than the size of the market suggests. I would rather spend an extra hour finding the three sales that resemble your house than take a neighborhood median and adjust from it, which is how listings here end up sitting.

Frequently Asked

Working with a REALTOR® in East Falls.

Why do East Falls homes vary so much in price?

Because the housing stock does, covering rowhouses, twins and detached homes on very different topography. July 2026 shows it plainly: the monthly median jumped from $379,000 in June to $588,500 in July across just ten sales, purely on which homes happened to close. The practical effect is that a neighborhood median tells you little about any specific house, and that comparable sales have to be selected carefully rather than averaged. This is the single most common way East Falls deals go wrong at appraisal.

How much will I pay in transfer tax buying in East Falls?

East Falls is in Philadelphia, so the total rate is 4.578%: 3.578% to the city and 1% to the Commonwealth. Buyer and seller customarily split it, making the buyer’s share about 2.289%. At the July listed median of $385,000 that comes to roughly $8,800 at settlement, on top of your down payment and the usual title, lender and escrow costs.

Is East Falls a good place to buy an investment or rental property?

The Thomas Jefferson University campus and rail access do create steady rental demand, and the entry prices are the lowest of the Philadelphia neighborhoods I cover. What you should look at closely is the specific block, the condition of the systems in older stock, and whether the numbers still work with Philadelphia’s transaction costs included. I am happy to run that math with you before you write.

How long do homes take to sell in East Falls?

The July average was 25 days, in line with June’s 26. Well-priced homes move considerably faster than that; the average is pulled up by listings that sat. If your house is prepared and priced against real comparable sales, plan on a matter of weeks rather than months.
