East Falls is a market I work steadily, and the last review I received from another agent came out of a transaction here.

Buyers

Working with buyers in East Falls.

East Falls is the most affordable way into Northwest Philadelphia with real housing variety. The June median was $379,000 and the middle half of sales ran roughly $325,000 to $430,000, which buys a rowhouse, a twin or a modest detached house depending on which street you are standing on.

That variety is the catch. Ten homes closed in June across a range from $240,000 to $859,500, and the neighborhood’s topography means two houses four blocks apart can be entirely different propositions. Comparable sales here need reading rather than averaging, and an appraisal can go sideways if the comps pulled do not match what you actually bought.

On cost, Philadelphia’s 4.578% transfer tax applies, so at the $379,000 median the buyer’s customary half is about $8,675. That is meaningfully less than the same line in Chestnut Hill and it is worth factoring when you are comparing neighborhoods on monthly payment alone.

Working with sellers in East Falls.

The June average was 26 days, faster than May, and sixteen homes came to market against ten closings. That is a reasonably balanced market. Well-priced East Falls homes move; the ones that linger are usually priced off a comparable sale from a different part of the neighborhood.

Because the stock varies so much, the pricing work here is more involved than the size of the market suggests. I would rather spend an extra hour finding the three sales that genuinely resemble your house than take a neighborhood median and adjust from it, which is how listings here end up sitting.

The Thomas Jefferson University campus and rail access do create steady rental demand, and the entry prices are the lowest of the Philadelphia neighborhoods I cover. What you should look at closely is the specific block, the condition of the systems in older stock, and whether the numbers still work with Philadelphia’s transaction costs included.
